Updated Floor Plans

I've made a few adjustments to the floor plans. The first floor has remained basically the same. I've tried to develop the outdoor spaces more on this level.


On the Lower Level I changed the locations of the Mechanical Room and the Cistern and the parking is at the small parcel of land on the northeast portion of the site.
The second floor is basically the same. As are the Third and Fourth Floors.


The Roof Gardens will be accessible from the central stair and the elevator. The elevator Lobby on the Roof Level will be an interior space that open onto the Roof Gardens on either side of it.

I see you have reduced the size of the bathrooms. Nice move, they were very large in previous posts. I would extend the first floor plan so you can see all the way to the corner of Mass Ave. and Boylston. The site seems to be developed but then it ends abruptly and you don’t get the entire picture. Your circulation located in the center of the building seems to be a nice focal point. Will you be able to see out of the elevator as you ascend the building? I noticed your left stair tower doesn’t seem to have a door to the exterior.
The café is probably the best space from my perspective. I can see that amenity being very popular amongst the students.

Your plans are looking really nice. I like the interaction on the ground floor. It seems to will interact with people from the street as well as those using the building. A site plan would be beneficial to show the parking and more of the context. (In other words, what Scott said) My only question is what is the deal with the unisex bathroom on the lower level? Is there room somewhere to put in a single stall restroom somewhere as well? I can't imagine sharing the restroom! Your plans read well, the site development is great! Can't wait to see the finished product!

I noticed the Unisex restroom also. Unisex really are probably uncomfortable for most people if they are multi-occupant. I would dedicate it to "women's" since Mass 248CMR requires that more plumbing fixtures are required for females than males, in nearly every occupancy.

Plans, sections & 3D stuff looks good but you need to pick up the pace a bit.

Let's see your North elevation.
Show usan interior view. What are your building materials.

Here are my comments on your project to date:
1. Your plan looks essentially good. I like the clarity of the centeral circulation with Exhibition and Media easily accessible to the Lobby.
2. I would suggest you soften the angle at the Exhibition to invite visitors from Mass Ave./Boylston. Let's talk about this.
3. I would also suggest that your Exhibitition is a bit too closed to the Lobby. Perhaps you could eliminate the interior partition and make he Lounge and Private Exhibit part ofthe general area. You could also eliminate the angled exhibit wall at the entry altogether and extend the entry door wall straight to the east angled wall.
4. I think the corner entrance to the Exhibit would work better if there were a series of sliding or pivit doors turning the corner toward the main entrance.
5. What's up with the portico in front of the Cafe?
6. I really like the two story concept for your Media Conf. room, but the plan still needs work--let's talk.
7. Why do you have 4 Studios?
8.Should some of the Lobby be double height too?
8. Roof gardens work well on Boylston side, athough I'd increase access from the upper flrs., but the roof top space is probably not going to work well because of the noise and lac of direct connection.
9. In your 3D views your facades stop at the ends like a row building. You need to consider the corners--especially the East! Major important side of the building, great views, exposure to the publc, etc.

I like the way in which you have created outdoor spaces that seem to integrate with the buildig entries. It really helps to soften the building and help to filter some of the surrounding noise. Also having the second floor roof garden is nice. It looks like everything is starting to come together nicely.
I like the layout of the building, but would like to see more interaction between the exhibit hall and the rest of the building, it feels like it is isolated and not very friendly.

Overall, it looks good.
